  • Q. Why Charles Pearce?

  • A. Unlike many property finders, we specialise in:
    • 1. Finding properties which have potential to make a profit margin or substantial savings
    • 2. Covering only London’s most prestigious addresses.
    • 3. Providing solid evidence and case studies for the purchaser’s peace of mind.
  • Q. How much do you charge?

  • A. We charge a refundable registration fee of £750 and 1% of the purchase price. The registration fee is paid back to you when you purchase a property found by Charles Pearce.
  • Q. What areas do you cover?

  • A. We only cover prime London locations such as Chelsea, Belgravia, Knightsbridge, Holland Park, Kensington and Notting Hill.
  • Q. How do you source suitable properties?

  • A. Over the last 20 years we have developed close relationships and a large network of contacts in the London Property Market including numerous Estate Agencies in the areas we cover. We also buy Market information that keeps us up to date with new properties as and when they become available.
  • Q. How do you arrive at your calculations?

  • A. We add the purchase price and estimated refurbishment cost and deduct this from the forecasted end value to give us the potential profit or saving.
  • Q. What do you mean by “Stamp Duty Saving”?

  • A. Stamp Duty is tax payable at 4% of the purchase price on property transactions over £500,000 in the UK. The more you pay for a property, the more Stamp Duty tax you must pay. The Stamp Duty Saving is the amount of money you save by paying a lower purchase price. This can be a significant sum of money; for example, a refurbished property bought at £2m costs £80,000 in Stamp Duty whereas the same property purchased at £1.5m pre-refurbishment costs £60,000: A saving of £20,000.
  • Q. How do I know your figures are accurate?

  • A. We have over 20 years experience in London Property Development and every property that is listed on our site is researched thoroughly with comparable evidence to substantiate our calculations. We are committed to providing a genuine service and evidence to support our views and will not list a property on our site unless it represents good value for the purchaser.
